A real headache

The deterioration of buildings that are no longer fit for purpose is probably the single biggest challenge for Estates Directors today. But in order to meet patient requirements and stakeholder expectations significant investment is needed.

Maintenance backlog across the UK's healthcare estate is steadily increasing. Currently £6bn in England alone, the risks associated with deteriorating buildings can’t be ignored. Failure to address maintenance issues can lead to major disruption of clinical services, serious injury or even prosecution in the most severe situations.

A high demand for beds, especially during periods of increased emergency admissions like the winter months, increase the pressure on the delivery of patient care. High quality bespoke spaces may be needed quickly without the time or budget for a traditional build - often with a requirement to immediately decant wards elsewhere.

But the option to replace dilapidated stock with new purpose-built spaces is off the agenda with funding being transferred from the NHS capital budget to fund frontline services.
